What is the extent of land?
| The land area is about 15 Acres. |
What is the date of delivery?
| From the date of registration of the plot within one year your duplex house will be delivered. |
Can the design of the Villa/Apartments be changed for?
| No. However, minor internal changes can be made upon the request, if it is appropriate. |
Who will maintain the common facilities?
| The Promoters will maintain for 2years after that it will be handed over to the Association of Asian Township. |
What are the maintenance charges for the Common Facilities?
| The Charges will be between Rs.300 – Rs.500. |
Are there additional costs for some features?
| No additional charges for facilities other than Registration, VAT, and service Tax should bear by the Customer. Charges for additions/alterations from standard specifications shall be extra. |
Have you got the approvals?
| “It is approved by HMDA with the title of Group Housing Gated Township”. |
Have legal clearances obtained?
| Yes. We have legal clearance. |
Will a Vendee be a club member of a club house?
| Yes. All the occupants of the Asian township will be a member of clubhouse and entitled to use the Facilities of clubhouse. No outsiders will be permitted to use the facilities. |

How do I obtain housing loans?
| Customers are eligible to obtain housing loans from 80%- 90% of the total value of the unit. |
What are the documents I have to submit to the bank?
Different banks require different sets of documents for processing a housing loan. Following are some documents generally required by most banks:
1) Proof of Income
- Salary certificates and form No. 16 for last three years
- TDS certificate for last 3 years
- Bank statements showing credit entries for salary/ professional fees received for past 12 months
- Professional qualification certificates etc.
2) Title of the property
- Copy of the property sale deed
- Title report by a solicitor
- Valuation report
- NOC from the builder/condominium/society
- Amenities agreement, if any
3) Other Documents
- Proof of age – copy of passport, driving license etc.
- Proof of residence – Copy of ration card, passport, society letter etc.
- Photographs with signature.

What is the mode of payment?
The information of the duplex / independent apartment homes are given below:-.
Mode of Payment (Personal)
Duplex Homes
- Booking / Reservation of Duplex 10% of the total value.
- At the time of the plot registration 30% of the total value.
- At the time of Brick work 40% of the total value.
- At the time of handing over remaining balance 20%.
Mode of Payment (by availing bank loan)
- At the time of Booking / Reservation 10% of the total value.
- At time of the registration 10% of the total value.
- Balance will be released by bank/financial institution-as per the progress of the work.
- After Bank/Financial Institution loan and personal payment, the balance amount if any has to be paid at the time of handing over.

Do non-resident Indian nationals require permission of Reserve Bank to acquire residential / commercial property in India?
| NRI’s to acquire immovable property in India permission is not required from any Government Authorities. |
Are foreign nationals of Indian origin allowed to purchase immovable property in India?
| Yes, foreign nationals of Indian origin, whether resident in India or abroad, have been granted general permission to purchase immovable property in India. |
What should be the method of payment for purchasing residential immovable property in India by foreign nationals of Indian origin under the general permission?
| The purchase consideration should be met either out of inward remittances in foreign exchange through normal banking channels or out of funds from NRE/FCNR accounts maintained with banks in India. |
What way the Non-resident Indian can finance the flat?
| The purchase of the flats can be financed from the fresh remittance through the normal banking channels or from payment from original non-resident account or from Non-resident (External) Accounts. When the flat is under construction, it may be possible to get installment facilities from the builder. Loan may also be available in India for purchase of flats, for example from Housing Development Finance Corporation, Citi Bank etc. Non-resident Indians who are citizens of India (India Passport holders) are eligible for housing finance for the acquisition of an immovable property or construction of a new house, or a flat for their occupation or for that of their family in India. But the HDFC also considers granting of loans to non-resident Indians even if they are abroad, provided a family member of his or her in India is made a co-borrower and a power of attorney is given to his representative in India. |
Non-resident Indians are staying abroad can the property be purchased through the agent or through the Power of Attorney?
| The non-resident Indians who are staying abroad may enter into an agreement through their relatives and/or by executing the Power of Attorney in their favor as it is not possible for them to be present for completing the formalities of purchase (negotiating with the builder or Developer, drafting and signing of agreements, taking possession, etc.) These formalities can be completed through some known person who can be given the Power of Attorney for this purpose. Power of Attorney should be executed on the stamp paper before the proper authorities in foreign countries. Power of Attorney cannot be drafted on the stamp paper bought in India. |
Are there any formalities to be completed by foreign nationals of Indian origin for purchasing residential immovable property in India?
| They are required to file a declaration in form IPI 7 with the Central Office of Reserve Bank at Bombay within a period of 90 days from the date of purchase of immovable property. |
Can the rental income from such property be remitted outside India?
| Such income cannot be remitted abroad and will have to be credited to the ordinary non-resident rupee account of the owner of the property. |
